Homeownership for Seniors

Is it really a good idea for older seniors (75+) to keep a paid for house?  Have you helped your prospects realize the real cost of owning that house, especially the cost of the Invisible Mortgage?  What is that, you ask?  It’s the amount of earnings they are forgoing by having all of their home equity tied up in the house, earning them zero! (Unless real estate is appreciating in value, which is not happening like it did in the past.)  And, they are continuing to pour more money into this “investment of assets” in the form of real estate taxes, utilities and upkeep.  If you help seniors understand the financial implications of continuing to own an older paid for house, you’ll see that more of them will choose to sell the house and possibly move to your community!  If you want to help them sell their house, check this out by clicking here.

Is Homeownership a Smart Option for an 80 Year Old? (Part 2)

Any of us who have been in the business a while know that our biggest competition is not the other communities in our market area, it’s their house that we are competing with, right?

 But, how many of us really help seniors, especially those in an older house, truly understand the real issues and disadvantages of remaining in the house?  In my popular “Getting Ready” seminars sponsored by senior living communities, I help the audience understand all of the disadvantages of continuing to live in their house, regardless of whether they ever move to a senior living community.  I’d like to share some of these disadvantages with you over the next few weeks on blog posting.

Here are the issues and concepts that I cover in these seminars which I’ll cover with you in more detail in subsequent blogs:

  • Lifestyle
  • Health
  • Fitness
  • Security
  • Socialization
  • Financial

In this blog I want to briefly cover the key points that I make regarding the Health issues of remaining in their house. 

First and foremost, I tell the audience that studies have proven that seniors, who live in senior living communities, where they have greater access to Fitness Programs, better Security provisions, and more Socialization, typically lead healthier lives.  I also tell them that being in a senior living community provides access to health care professionals that can help them more effectively manage their health and wellness.  If they are lucky enough to live in a community with Masterpiece Living, they have the added advantage of Masterpiece Living’s proven health management programs, which are connected with the Mayo Clinic.

The second key point I make is that living in a community with the higher levels of care available to them, even if it’s on-site home health services, they are making a move that will give them easy access to the next level of care, and in some cases a discount on the cost of that care.

You’d be surprised at how many people don’t realize these facts regarding the health care benefits of senior living communities.  I hope you can use these tips to help you point out to your customers that their overall health can most often be improved if they move from their house into a community like yours!

I think we all agree that if we have, or if we are, great sales people, we’ll be more likely to keep our community full, or at least near full.  But, doesn’t it really take two sales for a move-in?  Yep, it usually also requires the sale of the resident’s house.  So like having a great community sales person, it also requires having a great Realtor.

In this blog I want to briefly cover the key points that I make regarding the Lifestyle issues of remaining in their house.  I encourage people to ask themselves this question, “Are you getting the most out of life, or is life getting the most out of you?”  Other words that seem to have an impact on seniors as it relates to their lifestyle is “Are you doing what you “want” to do, or what you “need” to do?”  A final comment that I recently heard at one of the seminars I conduct was from a senior lady who said, “I ask myself all the time, do I own this house, or does the house own ME?”

I hope you can use these tips to help you point out to your customers that their lifestyle can most often be improved if they move from their house into a community like yours!  And, remember this, don’t use the word “home” when talking with seniors about their current residence.  Use the word “house” in referring to where they live now and “home” when you’re referring to them living in your community!
